Terms & Conditions

Please read the following terms and conditions:

  • Applications are processed on a strictly "first come, first served" basis.
  • A booking is only confirmed upon receipt of the deposit.
  • Management reserves the right to decline an application.
  • Applications are accepted for the entire occupancy period 3rd September 2013 to 31st May 2014. Any student who accepts a room in our accommodation and for whatever reason subsequently cancels/vacates their room will not be refunded their deposit or their utilities payment. Refund of rent paid remains at the discretion of Cratloe Wood management.
  • Not all preferences are guaranteed i.e. location, roommate, type of room etc.
  • Any student who is in "twin room" accommodation must accept that Management reserves the right to fill any vacant beds as they see fit.
  • The room /apt you are allocated at the start of the term will remain your room /apt until the end of the year.

Cancellation

Applicants must notify us in writing no later than the 3rd of September 2013 if they wish to cancel their booking. €200 of the booking fee will be returned. Students cancelling prior to the 21st of September will receive €150.00 and cancellation after this date will result in total loss of the booking fee.

Payment

The following methods of payment are accepted:

  • Cheques or bank draft to be made payable to Cratloe Wood Property Co. Ltd.
  • Cash can only be accepted in person.
  • Credit cards are accepted but may be subject to a 3% charge
  • Standing order - for details enquire within the office - if a standing order is missed this will be in breach of the SO agreement and students will be asked to pay in full for the 1st or 2nd term. Students paying standing order must have full fees paid by the 25th March 2014.

Second term fees must be paid on time which is no later than the 14th of January 2014, late fees will be subject to a late fee of €10 per week, for each week the fees are late.

Under no circumstances will keys be handed over without payment of first term fees. Non Payment of rent constitutes a serious breach of contract and will result in expulsion.

  • A key-fob will be issued on check-in on or after the 2nd September which will permit access to the allocated room. In the event of loss of key-fob during the year a replacement fob and key can be received from reception for a fee of €30. Keys are validated for the first term and must be revalidated again on receipt of second term fees.
  • Bedroom Keys and fobs not returned will result in a total fine of €50.
  • Moving-in must be carried out between 9am to 5pm, Monday to Friday. The reception is closed on weekends.
  • Please note students heading home for holidays and weekends must ensure there key is fully operational to gain access to there apartments during the holiday periods and weekends as maintenance are not always on site to open doors.
  • The €450.00 Utilities payment is non refundable and is paid towards the cost of light & heat, broadband, Tv License, end of year cleaning and waste disposal. Where electricity usage exceeds the average, the additional charges will be deducted from the security deposit or will be billed separately.
  • Apartment and room inspections will be carried out on a monthly basis during the year and all students are responsible for maintaining their property to an acceptable standard. Students are liable for the cost of engaging contract cleaners where apartments are being neglected.
  • While there is insurance cover for the apartment and its contents this does not extend to the students personal belongings therefore it is strongly advised that you take out Insurance cover for your personal belongings held on site.
  • Damages and fines - students will be charged if any damage occurs - for list of damages chargeable and costs enquire within the office.
  • Damges and fines  must be paid within 7 days of issuing the invoice.
  • Please enquire within the office re implications of requesting an en - suite room.
